23 sustainable flats with communal space and garden

In Rotterdam Zuid, we completed 23 flats for young adults using our sustainable, modular prefabricated formula in a very short time. They could live quite comfortably in these assisted living facilities right from day one.

A sustainable building for assisted living

Pameijer helps people who have difficulty participating in society. When it comes to housing, for example, they explore how this can best be arranged for their clients. This includes becoming or remaining independent – either through getting support at home or through an adapted housing solution. In 2021, the foundation commissioned sustainable assisted living accommodation facilities for 23 young adults in Rotterdam Zuid.

Lots of quality housing in a hurry

It only took a few short months before Ellemare was up: a two-storey modular residential building with 23 flats. Each with its own living room, kitchen, bedroom and bathroom. It provides its residents with all the peace and privacy they need. And whenever a bit of socialising is in order, they can head over to the specially designed communal space or the garden. The young adults share the responsibility for setting the spaces up and maintaining them.

Working together from the very start

Thanks to the effective cooperation of all the parties involved, the project got off to a fast and successful start. By ‘parties’ we also mean the residents, for whom we had organised several information evenings. There was a lot of enthusiasm and plenty of fresh insights during these sessions. For example, we installed safety lights near the bicycle shed and worked together to find a suitable design for the communal space and the garden in the courtyard. At the end of the day, they need to feel at home and comfortable – that’s what we’re all about!

From the outside, there is little difference between modular buildings and traditional structures. In fact, it is actually impossible to distinguish between the appearance of modular flexible housing and traditional real estate. More and more architects are approaching VDL De Meeuw about flexible housing developments. Flexible housing and traditional real estate have to comply with the same requirements. In other words, both comply with the Dutch Environment Buildings Decree (Bbl).

The modules that come together to form the final building are produced in a controlled environment. This ensures a safe working environment with a high level of control over quality and minimal impact on the production process due to weather. This in turn prevents delays and failure costs, and increases control over the overall project. Speed and quality go hand in hand here.

After production, the modules are transported to the site. Once on site, these modules are connected to each other, to the electricity grid, to the sewerage, and so on, and the interior is finished according to the specifications agreed upon. At that point, the building is then commissioned and modified in the future according to any changing requirements.
